The following local authorities in this region have rules or guidance relating to medium-density housing: Dunedin City, Queenstown Lakes District and Waitaki District.

Dunedin City

Dunedin second generation district plan (2GP)

A full review of the current District Plan was started in 2012. This review has produced a Proposed Second Generation Dunedin City District Plan, called the 2GP. The 2GP is an entirely new plan, with a new format, new zones, objectives and policies, and many changes to the rules. Decisions on the 2GP were notified on 7 November 2018.

Dunedin proposed district plan – Variation 2

Variation 2 is a change to the Proposed District Plan (2GP) that includes a suite of changes to enable additional housing capacity through specific rule and policy changes and through rezoning specific sites. Hearings on Variation 2 will be held in the second half of 2021.

Queenstown Lakes District 

Queenstown Lakes operative district plan

The district plan sets out the rules for residential areas, townships (Glenorchy etc.) and town centres.

This document identifies the rules for MDH in Queenstown Lakes including height, coverage, density, recession planes, permeable surfaces and setbacks.

The guide includes a useful graphic illustrating good design elements of medium-density housing.

Waitaki District

Waitaki District Council residential rules

The Residential 1 Zone covers a small area of land located between Oamaru and Weston principally for medium density.
