This appendix to the Nelson Resource Management Plan provides a general guide to the type of considerations to be carried out in the design and construction of MDH.
Some areas that currently (2020) fall in a general residential zone are zoned for medium-density housing in the draft Nelson Plan. The change means that building height limits and maximum building coverage would be increased and there would be new requirements around privacy and outlook.
The medium-density residential zone is a new zone for Nelson and would provide for a range of housing types in areas that are close to the city centre zone, larger local shopping areas and amenities like public transport and open spaces.
The future development strategy agreed by the Tasman District Council and Nelson City Council plans the next 30 years of housing and business growth.
Following adoption of the Nelson Tasman Future Development Strategy (FDS) in 2019, both Councils agreed to prepare an action plan that incentivises the proposed intensification of housing in certain areas. This will help in advancing implementation of the FDS and in particular the recommendations that 40% of the capacity provided for housing should be by ‘building up’, i.e. intensification.
